What are floorplan services?

A home measurement service is just what it sounds like: Based on your needs, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a home measurement service, a certified appraiser takes measurements of your home with a measuring tool — either a tape or laser measuring device. As they move around the property, they observe the layout of the rooms and other features, like stairs, patios, and fireplaces. They might sketch the property. Then, the appraiser develops a report and a more detailed floorplan showing the total living area of the home and the general layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Challenging real estate taxes

Property tax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unverified — meaning you may be paying for more square footage than you own! Unless an appraiser has performed a recent evaluation or measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Putting your property up for sale

A home floorplan service will ensure that you're paid a fair price for your property. Living space is one of the most important elements potential buyers look for when purchasing a home — but since these values are often estimated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the property as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your property is to reference a previous appraisal or measurement service performed by a certified appraiser (after any renovation that might have affected square footage).

For real estate agents

To ensure that your client's property closes at a price that accurately reflects market value, we recommend seeking a measurement of the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tool for enticing potential buyers since they can see the layout and features of the home before and after a tour.
